The Only Move-In/Move-Out Checklist Property Managers Need

When you contact PlanOmatic, you think you’re getting a photography, floor plan, and 3D virtual walkthrough vendor, but what you’re really getting is an improved process that nets you higher rent prices for your property and fewer days on the market.

Day 1: You Order Photography

If you have a large portfolio project, we run a pilot program to ensure we accommodate your unique circumstances. During the pilot program, PlanOmatic completes projects with a select number of houses within your portfolio, looking for any potential problems. For example, maybe we learn that a lock box didn’t work 50% of the time or a particular region experiences higher than normal unauthorized, let’s call them “critter,” occupants. We’ll identify and resolve these issues before moving forward with the official project.

During the pilot, your team meets weekly to discuss your project and ensure it is set up for success. Once we are confident no issues will arise, we will move forward with the rest of your portfolio.

Once you are officially on board, you submit a work order, and we schedule a PlanOtech.

Day 2: Photography Day

On your service day, the photographer will take a “hero” shot of the property’s exterior and then take photos within the house. They will use 3D technology to complete the 3D virtual tour and floor plans. PlanOtechs complete all three projects within the same visit.

Once photography is complete, our team will edit the photos to ensure they are perfect for your marketing assets and listing syndication.

Day 2: You Receive Your Assets

On average, our clients receive their assets within 1.9 days of submitting their work tickets. You have two options for receiving your assets.

  1. Email: You will receive your edited assets via email. You can then manually organize and upload the assets for each listing.
  2. API: If you connect to our API, your system triggers a work order, and once the project is complete, our API sends it back to your system. From there, the API sends the edited assets to your rental marketplace listings. You will save hours, automating the listing process. The entire process is a breeze.

Your Eyes and Ears

For many real estate investors, PlanOtechs are your eyes and ears. You have a portfolio of SFRs, and you can’t keep an eye on each one, but our PlanOtechs are on the scene and ready to note anything you might need to know.

For example, while a PlanOtech is on site, they might discover a tap is leaking, you have a snake in your kitchen drawer (true story), or a lock is broken. We aren’t bystanders. You’ll receive a notification of any issues we find to resolve them swiftly.

PlanOtechs note any issues at a job site, whether it’s an entry issue or unauthorized occupants. We’re tracking it and can quickly give you a heads-up. If we identify Orlando with a higher-than-average unauthorized occupant issue, we notify our Orlando clients, so they know it.

We also use our data to review and resolve issues our clients may have. Ashley Osborne, Client Success Manager, said, “We have quarterly business reviews with our clients to discuss the trends we’ve found. We identify red flags so we can fix what’s going on. For example, we had a client with an access issue. Their access success sat at 85%. We did a deep dive and found two main reasons for the issue. There was a simple solution to resolve it, and with that one change, we increased their success rate to 96%! That’s an eleven-point change.”
